Development Project Manager - Constructon

Founded in 1982 by members of the Armoyan family, Armco Capital Inc. has grown from a small family business into a diversified and dynamic group of companies with locations in Canada and the US. Armco continues to grow; both in business diversification, development, and its team of dedicated professionals. 

We are currently searching for a Development Project Manager to join our Construction team.

Overview

The Development Project Manager is responsible to initiate the assigned projects with city instances and selected Professionals.  The primary responsibility would be to review the Project plans, ensuring they align with our project requirements and local regulations, lead permits submissions and preliminary planning. They collaborate with the Construction project managers, contractors, and other stakeholders to facilitate the smooth execution of our projects.

 Key Responsibilities

  • In collaboration with Construction Director, Project Manager and/or GC, analyse the new project based on initial goals.
  • Plan and supervise the Project’s design with professionals (Urban Planners, Land Surveyor, Architects, Engineers, etc.) according to Project’s Vision/guidelines and the companies’ philosophy.
  • Enumerate potential issues to avoid, prepare a first cost estimation, and
  • Follow preestablished guidelines to standardize plans based on previous projects for unit lay-out efficiencies and provide potential value engineering ideas to help reduce cost.
  • Research relevant building codes, local zoning, applicable laws, and incentives to make sure the project is compliant, or derogation requested.
  • Review all plans by professionals to ensure that a certain degree of coordination has been done.
  • Prepare a preliminary planning, including schedule with the GC, architect engineers before the construction job begins.
  • Document all related information for Project knowledge transfer and possible future needs.
  • Link with the city for Permit request and related follow-ups.
  • Review preliminary construction budget, identify possible issues, and proactively bring them to related constructing professional to find solutions.
  • Stay updated on industry trends, new technologies, and best practices in architecture and construction.

Key Requirements

  • Bachelor’s degree in engineering, architecture or Urban Planning.
  • Minimum of 5 years of experience managing Construction planning.
  • Deep understanding of architectural principles, Canadian building codes, and construction methods.
  • Experience in urban planning and demonstrated engagement with municipal authorities or city planning initiatives is considered an asset.
  • Ability to suggest and integrate Value Engineering ideas and challenge Construction Professionals.
  • Experience in obtaining and evaluating construction quotes an asset.
  • Familiarity with sustainable design practices and LEED certification
  • Proficiency in AutoCAD, (Revit an asset), and other relevant software for plan review.
  • Capacity to influence decisions, leadership without authority.
  • Solution oriented
  • Attention to details, rigor, and judgment.
  • Ability to manage multiple projects and meet deadlines.
  • Strong communication and teamwork skills.
  • Must possess a valid driver's license.
  • Must have reliable access to a personal vehicle.

  • Frequent – Montreal Region
